Is Land Sterling RERA accredited and RICS regulated?
Yes, both. Lenders and lawyers check who regulates the valuer, so we state it plainly:
- RERA / Dubai Land Department. Land Sterling is accredited and registered with the Dubai Land Department, whose Real Estate Regulatory Agency (RERA) accredits valuation companies in Dubai.
- RICS. We are a RICS regulated firm. Reports follow the RICS Valuation Global Standards (the Red Book) and the International Valuation Standards (IVS) of the International Valuation Standards Council.
- Bank panels. We are a panel valuer for leading UAE banks. Ask your bank, or ask us, to confirm we are on its panel.
- Scale. More than 30 professional valuers, 10,000+ valuation projects and AED 200bn+ of property valued since 2009.

Land valuation in Dubai
Land is valued on its permitted use, plot ratio, location and recent comparable land sales. Where a plot is intended for development, we also assess its development value. Our land work ranges from single plots to master planned sites.

When you need a property valuation
Most people need a valuation at one of these points, and each needs a report written for that purpose.
- Buying: an independent figure before you agree a price, and evidence to negotiate a better deal.
- Selling: a price in line with market trends, so the sale is not held up by pricing too high or too low.
- Mortgage or refinance: your bank instructs a valuer from its own panel. We are a panel valuer for leading UAE banks.
- Bank valuation came in low: an independent second opinion that may support a renegotiation.
- Transfer of wealth, inheritance and probate: a dated, independent value for passing property to the next generation or distributing an estate, prepared so it can be relied on in legal and probate matters.
- Disputes and litigation, including divorce: an independent figure both sides can rely on in settlement talks or legal proceedings.
- Financial and annual reporting: fair value for company accounts at the reporting date.
- Equity and debt financing: a value that supports raising capital against property.
- Mergers and acquisitions: asset values for a share sale or purchase that includes property.
- REITs and investment: periodic and acquisition valuations for funds and investors.
- Portfolio valuations: one instruction for many assets, with a consistent method.
- Insurance: reinstatement cost so the building is neither under nor over insured.
- Lease renegotiations: market rent evidence for landlords and tenants.
- Litigation and compensation: an independent expert value for disputes and compensation claims.
How a property valuation works
Four steps, from instruction to signed report.
- Instruct: share the property details and the purpose of the valuation. We confirm the fee in writing.
- Inspect: a valuer inspects the property and records size, condition and specification.
- Analyse: we compare recent registered transactions and, for income assets, rents and yields. Our in-house valuation platform, ValuSoft, keeps the analysis consistent across every report.
- Report: you receive a signed report with the method, comparables, assumptions and the valuer’s name and signature.
We state the basis, method and assumptions in every report and guide you through each step.

Property valuation cost and turnaround in Dubai
Every valuation is quoted per instruction, based on property type, size and purpose, plus VAT, and the fee is confirmed in writing before inspection. A standard residential report is typically delivered in 1 to 2 working days. Commercial, land and portfolio timelines are agreed at instruction. Lenders typically rely on a report for up to 90 days. Bank valuation, DLD valuation certificate or independent valuation?
These are three different documents, and buyers often order the wrong one.
| Type | Who orders it | Used for |
|---|---|---|
| Bank (mortgage) valuation | Your bank, from its panel | Setting your loan amount |
| DLD property valuation certificate | The owner, through the Dubai Land Department | Official processes that require a DLD-issued value |
| Independent RICS valuation | You, your lawyer or your company | Purchase decisions, disputes, probate, reporting, second opinions |
