Our snagging inspection consists of carrying out a thorough visual, non-disruptive inspection of your property. Our inspection includes taking photographs throughout the property and inspecting every aspect of both the structural and MEP (Mechanical, Electrical & Plumbing) components of the property as well as recommendations to rectify any flaws or defects that we find.

Our fee for a snagging inspection covers our first inspe,ction of the property along with a detailed report of all issues found. We also provide recommende & ing) checks. We alsolow-up ‘de-snagging’ inspection after the developer/contractor has rectified als in proper condition.

To get the NOC you have to:

  • Verify the scope of work by submitting the initial documents. 
  • Send all the requirements on the fit-out checklist. 
  • Follow the Process Schedule.

Land Sterling will send the fit out manual, fit out checklist, and process schedule.

We request the client/contractor to submit the following initial requirements:

  • Contractor’s Appointment Letter
  • Title Deed/Ejari
  • Owner/Tenant’s and Contractor’s Trade License
  • Owner’s Passport, EID and Visa copy
  • VAT Certificate (for invoicing purposes-whoever is paying the fit-out consultant’s fee)

For major fit-out work, please refer to the following: 

  • Once you have submitted the initial requirements and paid the fit out fee, you may now send the MEP and Architectural Drawings, for us to start the review.
  • Submit all the requirements mentioned in the Fit out checklist to request for your NOC
  • When the NOC is issued, you may apply for Authority Approval (DDA or DM).
  • After authority’s approval then we can issue the Major fit out permit, and you can start your work.
