About REITS & Sukuk

REITs are funds that invest in real estate, which provide investors with a simple way to obtain income from property without the need to own the property itself.

Investors can buy and sell shares in REITs just like shares in other companies. REITs are corporate entities that own or finance real estate. Many are Sharia’a-Compliant and typically offer high dividend yields and the opportunity for long-term asset growth that reflects the real estate market.

Sukuk is derived from the murabaha financing structure. In a Sukuk al-murabaha transaction, a special purpose vehicle (SPV) buys an asset the borrower has identified from a supplier.  The SPV then sells the asset to the borrower for the original purchase price plus a predetermined profit.

Benefits of REITs for Real Estate Investors

Investing in REITs offers investors a wide range of benefits including the options of investing in publicly traded stocks. One of the primary benefits of REITs is to provide dividend-based income to investors. Along with that, REIT investments ensure competitive market performance, transparency, liquidity, and portfolio diversification for the investors.

Another reason why real estate investment consultants recommend investing in REITs is because of the affordability factor. A REIT investor is a part of a pool of capital that acquires interest over much bigger opportunities. Using the REIT investment gateway, you can invest in bigger real estate projects such as shopping malls, plazas, and corporate buildings with relatively less capital paid through REITs.

Types of REITs

There are 3 types of REITs services that you can find out there:

Equity REITs – Equity REITs are the most common ones, and these are the companies that own and manage income-generating real estate. The revenue for this real estate is generated through rent collection.

Mortgage REITs – Mortgage REITs lend money to real estate owners and managers. They get their earnings through the net interest margin.

Hybrid REITs – These REITs are companies that utilise investment strategies involving both equity and mortgage REITs.
