For a standard residential instruction, Land Sterling typically issues the report within 1–2 working days after the inspection and receipt of all required information. The expected delivery date is confirmed at instruction. Booking the inspection is a separate stage and depends on access and availability. Commercial, land and portfolio valuations take longer and the timeline is agreed at instruction. This guide from the property valuation team at Land Sterling explains each stage, what delays it and how to avoid the delays.
What are the stages of a property valuation?
A valuation has 3 main stages. The overall timeline depends on access, complete information and the complexity of the instruction.
- Instruction and booking. You tell the valuer the property, the purpose of the valuation and the date it should be valued at. The valuer confirms the fee in writing, asks for the documents and books the inspection. This can take a day or a week depending on when the property can be accessed.
- Inspection. A valuer visits the property and records its size, condition and specification. For an apartment or villa this is a short visit. Buildings, portfolios and specialist assets take longer and may need more than one visit.
- Analysis and report. The valuer compares recent registered transactions for similar properties, adjusts for the differences, and writes the signed report. For a standard residential instruction, this report preparation stage typically takes 1–2 working days after inspection and receipt of all required information.
The total time from enquiry to delivery includes arranging access, completing the inspection, obtaining the required information and preparing the report. Ask for the expected inspection and report delivery dates when instructing the valuation.
How long does a commercial valuation take?
Longer, and it varies more. The valuer needs the rent roll, the leases, the service charge position and, for a hotel or other trading asset, the trading accounts. Collecting and checking that information is often the slowest part. A single office or warehouse with clean paperwork can be quick. A mixed-use building with twenty tenancies or a portfolio across several emirates is scheduled at instruction, with the timeline set out in the proposal.
How long does a bank valuation take for a mortgage?
The valuer’s part of a mortgage valuation is the same as any other residential valuation. The difference is who controls the timeline. Your bank instructs a valuer from its own panel, arranges the inspection through its process and receives the report directly. Ask your mortgage adviser for the bank’s expected timeline, since that is the one that applies to your application.
What slows a valuation down?
Delays can occur before inspection or during analysis. Common causes include access restrictions, missing documents, limited comparable evidence and changes to the agreed scope.
- Access. If the property is let, the tenant has to agree a time for the inspection. If the owner is overseas, someone with keys has to be available. Access restrictions can delay the inspection.
- Missing documents. The title deed, the floor plan and, for a let property, the tenancy contract. Without them the valuer cannot confirm the size, the ownership or the income.
- An unclear purpose or date. A valuation for a bank, for an estate and for a dispute are prepared for different purposes, with different assumptions and reporting requirements. A change to the purpose or valuation date may require additional analysis and an amended or new report.
- Unusual property. A unit with few comparable sales, a recently handed-over building or a specialist asset needs more analysis and sometimes more evidence gathering.
- A valuation at a past date. A retrospective valuation requires historical market evidence and information about the property’s condition at the relevant date. Gathering and checking this information may extend the timeline.
- Portfolio size. Ten properties do not take ten times as long, but they do take longer than one, and inspections have to be scheduled across them.
- Public holidays. Working days are working days. Eid and the National Day holidays add calendar days to any timeline that crosses them.
How do you get a valuation done faster?
- Send the title deed and floor plan with your enquiry, and the tenancy contract if the property is let.
- State the purpose and the valuation date up front, and tell the valuer who the report is for.
- Arrange access before the valuer calls, including the tenant’s agreement if there is one.
- Accept the agreed fee and terms promptly so the team can confirm the earliest available inspection, subject to property access.
- Tell the team your deadline at instruction so it can confirm whether it is achievable. Later requests may require a revised delivery arrangement.
How long is the valuation valid once you have it?
A valuation states a value as at a specific date; there is no universal 90-day validity period. A lender or other recipient may set its own acceptance window. Changes in the market, the property or the intended use may require an update or a new valuation. Confirm the recipient’s requirements before relying on an existing report.
Is a DLD valuation certificate quicker?
It is a different document, not a faster version of the same one. The Dubai Land Department issues its own valuation certificate through the Dubai REST app, Dubai Now and its trustee centres. DLD states that residential units and attached villas are processed instantly and other property types within 7 working days. It is used where a government or legal process specifically asks for the DLD figure. An independent valuation sets out the evidence, the comparables and the valuer’s reasoning, which is what banks, lawyers and buyers use to make a decision. Our separate guide explains when each is needed.
Why is Land Sterling’s turnaround predictable?
Land Sterling is a RICS regulated valuation company, accredited and registered with the Dubai Land Department, with more than 30 professional valuers in its Valuation Department working from offices in Dubai and Abu Dhabi. That number is what keeps the timeline reliable: large portfolios can be inspected in parallel rather than one property at a time. Fees are quoted per instruction and confirmed in writing before the inspection.

Can a property valuation be done in one day?
A 1-day completion should not be assumed. Tell us your deadline, property details and access arrangements before instruction so the team can confirm whether the requested delivery date is achievable.
Why is my bank valuation taking so long?
Ask your mortgage adviser whether the instruction is awaiting booking, access, documents, valuation analysis or the bank’s review. The expected completion date depends on the outstanding stage and the lender’s process.
