Dubai Property Watch Q2 2026
Dubai’s residential market experienced a moderate correction in Q2 2026, recording over 36,500 transactions with a total value exceeding AED 87 billion. While transaction volumes and values declined year-on-year, the off-plan segment remained the dominant driver of activity, accounting for 76% of total sales, supported by continued investor confidence, new project launches, and attractive developer payment plans. Capital values remained broadly resilient despite a slowdown in price appreciation, with apartment and villa prices increasing by 1% and 6% year-on-year, respectively. More than 9,200 residential units were delivered during the quarter.
